Traditionally, doing a For Sale By Owner (FSBO) or For Sale by Owner Listing meant that you, the homeowner, took on all or most of the responsibility and tasks related to selling your home. You made repairs and smartened your house up, you put up “for-sale” signs, paid for advertising and marketing, arranged open houses and private showings, negotiated with prospective buyers, filled out the necessary forms, pushed the deal through to closing and took all the proceeds for your hard work.

Many choose this type of sale for monetary reasons, trust reasons, or because they have a short sale deadline due to impending foreclosure.

However, according to recent statistics, less people are doing FSBO’s now than ever before: They’ve just hit their all-time low of 7 percent as a share of total home-sale transactions. They were 8 percent the previous year. Both numbers are down from 15 percent in 1981 and continue a slow but steady decline.

This slump in FSBO trend may be due to claims such as “FSBOs typically have a lower median selling price: $208,700 compared to $235,000. Thus the typical agent-assisted home sale typically has a 13 percent higher sales price than the typical FSBO sale.”

However, as many FSBO sales are for mobile homes, many believe that the above statistic is skewed.

For Sale By Owner Listings

There are many websites on the internet where you can place your For Sale By Owner Listing such as Zillow, Facebook, Homefinder and more. The important thing to note is that they all high traffic or popular websites so that FSBO sellers can get the greatest number of visitors viewing their house information.

Flat Fee MLS

Some people decide to purchase a flat-fee MLS which is a service promoting their FSBO property online. However, once they do that they are paying for a broker to get them leads in exchange for a single fee as opposed to a realty commission. They are no longer considered FSBO sellers as they are represented by a broker.

Professional Services to help For Sale by Owner Listings

Those that decide to do it alone as true FSBO sellers, will find that they still need to hire various professional services to help them sell their house. Professional services could be anything from local Mortgage or Appraisal companies to Carpet Cleaning and Home Repair companies. The professional service that FSBOs must use or quickly learn are marketing and advertising services to help them sell their house.
